Investment Focus: Redevelopment
Alianza Capital provides flexible credit secured by residential real estate in Puerto Rico that is otherwise ineligible for traditional financing. Our loan programs share risk and enable developers to improve communities with little or no money out of their own pocket. We currently have loan programs for “fix-and-flip”, with programs coming soon for rental properties and new construction.

Eligible borrowers must be Puerto Rico private companies (including LLCs). We do not provide funding to companies outside Puerto Rico and we do not lend to consumers. Currently, eligible projects are limited to single-family residential or multi-family residential with 2-6 units.

We offer multiple loan structures. Our typical loan is a non-revolving promissory note with accrued interest. In simple language, this means we can provide capital to acquire and renovate properties with no repayments due until the renovated property is sold or the loan matures.

We can advance up to 100 percent of the funds needed to acquire and renovate well-qualified properties, which usually equates to up to 75 percent of the “After-Repair-Value” (ARV). Densely populated suburban communities may support higher Loan-to-ARV rates than rural properties with fewer recent comparable sales.

Most housing in Puerto Rico is single family, and most single family-backed loans we issue will be for less than $400K. We can provide up to 100% of the capital required to acquire and renovate properties that are otherwise ineligible for traditional financing. We can provide up to $1.5M per property with lower LTV ratios, a stronger repayment schedule, and other terms.

Our typical loan structure provides for a 9-month term, and the pro-forma for most projects we fund will show a holding period of about 6 months, depending on the renovation scope.

Our promissory notes are typically secured by a first lien, a pledge of the commercial borrower’s shares, and a personal guarantee. In certain cases we can provide loans that are secured by multiple properties (cross-collateralization).

We can provide approval and terms within as little as 48 hours of receiving a completed loan application.

We offer a modern and efficient underwriting process driven by technology and informed by more than a dozen integrated data sources specific to the Puerto Rico residential real estate market. We provide a transparent pro-forma model as an “open book” to our borrowers to show the risk and opportunity in every project
How It Works
1. Apply Online
Submit your project online with key project details—your estimated purchase price, renovation budget and timeline, expected resale value, and the Catastro number of the property.
2. Get a Quick Response
We review your submission to see if it is a fit for our loan program, and get back to you within one business day. You will then be invited to complete a full loan application and share documents through our secure online borrower portal.
3. Close Quickly
Once approved, we move fast, typically closing within 14 days with the support of our designated closing agent. Our capital can cover up to 100% of the purchase and closing costs, with no repayments due until the property sells or the loan matures.
4. Renovate and Build Value
You bring the vision. We support you every step of the way with transparent reporting, data tools, and a shared stake in your success. As the construction project progresses, we reimburse up to 100% of the rehab budget through a simple and quick online loan draw process.
5. Sell or Refinance
When the project is complete, repay your loan from the sale proceeds or through refinancing. Keep the profits and the momentum.
6. Repeat and Grow
We love working with repeat borrowers. Successful projects unlock faster approvals and access to larger loans.
